While we understand all the reasons to leverage using OPM, we are a little reluctant until we can figure out the right balance so we could survive a market downturn.Our motivation is we are close to a point where we will have to do that if we wish to grow.

Writing a good demand letter that will motivate a current or past tenant to pay up is an art.Collection agencies can help in some cases, but I've learned if the judgement is not in the thousands they won't put many resources into it and the chances of their collecting from someone who doesn't care about their credit is minimal.

This way if they want signficantly more for the home, you don't spend the time driving out there, reviewing the property, working up a repair estimate, and then not getting a deal.BTW, I add the leads that don't pan out on the phone to my follow-up list as they may become motivated over the next 6 months.
