So my phone keeps ringing now. thank goodness, it feels good.

So this lady called me and said

hi you wrote a letter to me. I was thinking about selling it soon but it needs sooo much work and I was hoping someone would just buy it as is.

well how much do you think it needs in repairs, everything?

Yes the whole place just looks awful.

Than we talked and she said she wants 150k for it but it got appraised at 300k. she said it was never worth 300k so she doesn’t know why it says that online.

So I said okay well im driving right now, I need to run some numbers and talk to my partner. Can I call you back sometime later this week and we can figure something out?

And she said yea I doubt we will but you can give me a call.

Does that sound motivated? Or does she just not have any faith in me and thinks I won’t be able to close a deal with her.

i am trying to weed out the houses that are useless, but to me this one sounds better. i was going to run comps on this house.

why would you wait so long. Get on it make her feel like its a top priority for you to buy this house. Make her feel important and how you can help her out of this bad situation.
