I have made enquiries with a property management company in Tampa and they have sent me details of their charges and a copy of the agreement.I am only a small investor with 1 property currently and I have a few issues with the rental agreement (I've not committed to this or signed anything) as it seems that the agent (PM) is not responsible for non payment by the tenant, even though they charge for screening the tenant prior to contracting with them.

An Irish couple in their 60s investing just to take nice vacations and earn an extra $3K/mo.Point is, the 50-100 goal is certainly achievable from where you're starting, but you'll need to be aggressive depending on your timeline to reach that many units if you go one by one.I highly suggest one by one instead of buying an existing portfolio unless you can really learn all about the portfolio and avoid overpaying for it.  

Then you could use that extra money to roll back into investments?

I am trying to get ahold of the insurance company to get more details on this but if the insurance companies are going this far I can see about 60% of Central Florida homes not selling due to $15K to $30K worth of additional wiring just to sell.

I thought you meant there are extra requirements if we just create an extra parcel without going through a subdivision to separate this land from the house.Thanks again for your suggestion!

I cannot attest to its longevity but it is advertised as waterproof (although extra steps are needed at the perimeter if installed in bathroom/kitchen where water could be a problem).
