If so, lean on your experience with those to underwrite vacancy, bad debt, repairs, etc. appropriately for the condition and location of these properties.

When vetting a potential dev. deal investment, pay close attention to the developers experience in the market and the number of deals they've successfully exited. 

The property is still a rental property and will continue to be, at least for the forseeable future, but I would like to put the property into an LLC for more liability protections.
