I believe the house is in some stage of foreclosure, although I'm not sure how far along, plus I figured if anyone here markets to foreclosures/vacants you may have a good way of finding owners!

I would stage the bedrooms before I did anything else. 

If you look at the US, it has long been an issue for American manufacturers in staying competitive on the world stage when the Dollar is strong, and a constant thorn that the Chinese (allegedly) keep the Yuan artificially low.

I have a job in noda that was a tear down thy was sold at drywall stage and is closing Friday that j could take you thru..

I'll just have to battle through the beginning stages, and rely on the income from my current employment to get me rolling.

If the tenant or the tenant's children or pets were to get hurt on the yard equipment or pesticides the pending lawsuit can be staggering.If you have excess furniture or yard equipment sell it, donated or given away.

Hi @Dick Rosen,  we also were using QuickBooks and are just in the implementation stage with PW and very unhappy with custom service and are considering moving to Appfolio before investing more time and energy. 

If they believe that they need to get more on the sale, then explain what has to be done to achieve that (ie market prep, repairs, showings, staging, etc) and especially that there will be more time involved in order to get the higher price.
