What Challenges Have You Seen?

Hello BP Family,

This is officially my first post. Let me start by saying that it is a pleasure to be among like minded individuals with  the will and passion to exceed in Real Estate Investing. I have enjoyed reading your questions, concerns and most of all.... the great advice that you share. I am looking forward to increasing my knowledge and experience so that I too may be of value to someone else.

With that being said, I am new to Commercial Real Estate investing. I have learned a good deal from the books, webinars, seminars and blogs. I have used a good deal of this advice to cultivate my first offer last week (still pending acceptance). 

What I would like to know, from my fellow commercial investors, what was your biggest hurdle when starting and how did you overcome? I am a firm believer in learning from the mistakes, as well as the successes, of others to avoid costly mistakes.

Working with the right people is essential.  Surround yourself by a referred, successful team.  Working with the wrong people is death!  As a lender, most transactions go as planned and most borrowers are honest, but the bad apples, looking to end up in jail, take all the time and energy.
