I have to do a little extra work at the end of the year to give the numbers to him in a nice format but there's not much to it.I don't think I'd get quickbooks just yet if you only have the one property.Basically, all you need to do is track your payments (i.e. expenses), rents, and taxes and insurance.The columns I put in the spreadsheet for expenses are:1) House address (Crete - Dale Dr)2) Date of transaction3) Brief description4) Amount5) Account paid from type (i.e. cash, check, credit card)6) Check number (if checking)7) Account number or bank name (last 4 of credit card or bank name)8) Vendor name (i.e paid to).

I hadn't checked the credit score, but she mentioned that the score might have been affected when her baby's father applied for credit cards in her name  and racked them up.

To actually become a wholesaler/RE investor not having any money (because we are consistently in the hole every month until our car gets paid off at the end of the year), being a SAHM (I love being at home with our youngest two but I make no money), and marginal credit (I haven't really checked recently and I haven't used or had a credit card in years)?

You may own it, but it isn't you and you aren't it.That being said, a lender will generally make the MAJORITY shareholder(s) personally guarantee any loan or line of credit if the business isn't well established.Case in point, after about a year of operations my C-corp got a VISA card to simplify cash flow logistics and purchasing.

Even one slightly more aggressive thing you could do, but subtle enough to not be over the top IMO, would be if you have a decent rider then at the end you could hand them your RE business card and tell them if that you appreciate their business and if they ever need a ride or you can help them with anything else feel free to give you a call.
