Most fix and flips will not qualify for traditional financing.

But since it is really difficult to buy cash flowing property in San Diego i decided to focus on doing a couple of flips a year.  

I'm looking for my first flip and as I was looking through a property yesterday I realized that I need a good form to fill out while I'm doing these walk-throughs.  

Forgive my lack of knowledge and my naivety but I'm a beginner.My friend and I are both 19 and we wants to start flipping properties and investing into rental properties. 

This was a flip for the sellers so there isn't a lot we can do to force appreciation.Thanks!

On the flip side, when you submit your offer, you put an expiration time on it.

Perhaps fix and flips in areas like Bakersfield or Corona CA?
