I reached out to multiple small company insurance agents and they said they cannot give me a quote since I am an out-of-state investor and that underwriting is getting more strict so they don’t want to work with out-of-state real estate investors.

Currently I do have two other investment properties in the Northeast and want to continue to acquire more but also want to take advantage of the lower cost of homes down here in the Houston area.

Another very dumb regulation is if someone switch jobs internally inside company, these circumstances makes them as they have no W2 as lender wants last two years with stable position.So again, here Credit union lender can give conventional rate that's very enticing by giving exception.

However the water pollution continues to get more publicity.  

There are still great investments in Reno Tahoe, NV that are on market and will continue to have strong appreciation.

Clackamas county (slightly less expensive) or Washington county (intel,Nike,Apple,Microsoft) these tech companies have increased the cost of living and house prices  (it’s higher than downtown pdx) but the neighborhoods are good and safe. 

Prices are continuing to stay strong.

I’m a wholesaler and was told to NEVER leave a potential buyer and seller alone together during a walk-through because the buyer could go around me and try to steal the deal.QUESTIONS:If I’m under contract with the seller and it’s filed with the title company, how could a buyer do that without it being breach of contract by the seller?

I think the answer likely falls in this: what does the market call for in that area and type of home, and what are successful PM companies doing to reduce vacancy rates?
