I am utilizing and storing lines of ridiculously cheap credit now in case they get frozen later.Normally a house and apt holder I will be looking into industrial, warehouse, retail and office niches if owners tap out after the beating they must be experiencing now.These niches have been on my radar for the last year or so but will become more of a focus.

I would recommend that you learn all you can, store up as much dry powder as possible, and wait for the deals that will be coming down the road due to this downturn.

We did have one tenant dump 5 gallons of gasoline in the basement sump and then attract rats by storing garbage in the garage but that was taken care of quickly and there haven’t been any other issues.the main lesson from this one was I wish I had started earlier, deals keep getting harder to find.
