But I did a walk through of the property, checked all the sinks and toilets, didn't see anything out of the ordinary, and I was going to have a plumber come and take a more careful look.I owned several triplexes and duplexes in the NYC area, and water bills for duplexes increased from $280.00/ 3-months 10 years ago, to $580/ 3-month on the last bills, and I thought of major leaks.

By no means should you scrimp and cut corners, but maybe granite countertops and hardwood floors dont fit with the price range you can get at your location.Personally, I dont like dealing with people all that much so I use property management companies to interface with the tenants.

Sell the SFR as-is and use the proceeds to fix up the vacant unit in the duplex.Sell both and move into a place that doesn't need work and fits their budget.Getting a loan would be the other option.
