Hi my name is Tim Kennedy and my wife is Crisine. We're looking to get our first property. We want to house hack a three or fourplex. We've been learning all we can from everywhere we can find and we want to say thank you to the BP community because you all have been such a great source of information. My wife and I were missionaries in the Philippines for three years and our motivation is to generate a residual income that will allow us to go back and start an orphanage.

Here's my first question: we are analyzing every property in our area of Monroe MI, and we want to make offers that makes sense according to our numbers on the properties that fit our criteria. Our real estate agent says that we need to be pre-approved for a mortgage or our offers will not be considered in our market. Pre-approval is only good for 60 days. Are we supposed to get a hard check on our credit every 60 days? We don't necessarily want to stop at one property so even if we find a property we will still be looking for another and putting in offers and having to do that credit check every 60 days. Is there a solution to this problem?
