I would also recommend any investor, but particularly those with larger portfolios, to have written policies surrounding all aspects of their rental processes.

Keep networking and keep surrounding yourself with all the other positive people who are doing it, your going to be a rock-star.just my .02, Buy and Holds will start to compound your success. oh yea, my first 2 properties where bought on land contract, so there are great ways to make deals come together! 

If you’re open to properties in the surrounding area, greater Boulder County or north Denver metro, there will be a lot more options.

It does seem like people around here tend to have long commutes.. even when their work is surrounded by miles of the exact same sort of neighborhood they're coming from. 

I think just surrounding yourself with influential people and education as a whole can motivate someone to reach their full potential.

There is zero theories out there in the world that say if you price it at market or higher you will only get entitle or stupid tenants....no where...We put a new home up for rent and you bet the rent was higher then its surroundings.

@Grace Yuen we see the rent by the room play work well in Lowell in the areas surrounding UMASS.

Then and now, the surrounding neighbors love to see dilapidated properties fixed up.

@Jandy Stiff my comfort grew with knowledge and networking 😊 once i surrounded myself with like minded investors (those willing to part with their money in turn for a potential gain), the walls started coming down!
