Flipping home in not the best areas?
Any investors have good success flipping homes in the not so good areas? All of the homes I've found don't seem like they would have very good ARV.

There are plenty of investors who have success in those markets. You know why? They research the h**l out of the numbers and don't over pay. They know the rental rates. They compare property to recently sold comps. They get good at estimating rehab. If you can do these things you protect yourself and the investment.
