if I house hack and live in these multi unit complexes, I would think I would want an LLC.In case something happens and they sue the landlord, wouldn't it be better if its an LLC?  

He said they put each house under a separate LLC in case they ever get taken to court.

It can be done but the courts don't like to do it and if the tenant fights it, the process can drag out for months.2) if the tenant is on a month to month then you or the current owner can give notice according to the written agreement that is in place.

I was mostly in single family rentals at the last crash and it about killed me....it was eviction court every week.

I find that home owners are more opened to do business when they see a contract that is not very complex.

It does not matter if you own one small rental property our a massive multi-family  complex perhaps the most important job a property manager has is to protect the property and residents from a "bad renter". 

@Brian Gibbons may have some more complex options than these, but these are the basic creative finance tools in my toolbelt.

Just be prepared when/if you have to go to court and you should be okay.Hope it works out for you.
