An answer to one question
There are many great questions about dealing with a property management. It does not matter if you own one small rental property our a massive multi-family complex perhaps the most important job a property manager has is to protect the property and residents from a "bad renter". The most efficiently do this is to outsource that vital task to a consumer reporting agency (CRA) that specializes in background checks and here is why: A CRA must conduct Fair Credit Reporting Act (FCRA) compliant background checks. You see the FCRA is a federal law passed and amended to improve the quality and accuracy of background checks while protecting the privacy and civil rights of all parties. There are several searches that should be completed with the results verified and most property managers lack the expertise, time, and resources to accomplish this...thus a CRA only makes sense.
