I've fixed & fliped some pretty old houses (1900, 1909, 1924) and all that was needed was to paint over everything.

Hello all,I am new to the world of real estate investing and looking to get into flipping/rehabbing in my local market (Cranbrook B.C.).

The house is an old victorian, built ~1900 and does not currently have any sill bolts, cripple wall bracing, etc.

The best deal I did this year so far was a very similar condition (old guy moving into assisted living center).  

I have met countless charming people in the USA who were so bent they couldn't even lie straight in bed.Going and meeting them and looking at their houses is not due diligence.

Without selling, I want to tap into some of it for investing purposes, but I've got the good old favorite DTI hurdle that's preventing me from more easily accessing it from a conventional lender (I checked with a credit union already).

I recently moved in my first house hack in a 125 yr old house that I gutted and 5% finished before moving in.
