Quality furnishings and a decent/modern entertainment set up as you mentioned with high speed internet for streaming movies (night time or for rainy days) makes for an enjoyable experience, and maybe a game system.

One idea we have,  is to build out used shipping containers into nice modern living spaces for college students, connecting 2 or 3 together, with one being a shared living room space and kitchen and the other two would be housing/sleeping units.

Problem is the undertones in your floor are yellowish and the modern look everyone seems to want is white and gray.

The value we add might be completely rehabbing and bringing it up to modern standards, or it could be simply waiting out a lengthy and uncertain transaction on a distressed sale (folks looking for a primary residence to move into would not want to put up with what you're dealing with -- that's why and how you make your money).Have your agent, if you are working with one, make regular, gentle inquiries on how the process is going, never failing to remind them that you are ready to close.Good luck,Vincent

Local court is always better than most forms of modern entertainment.

Trying to digitize admin, do some modernization but overall it's an old building.

Also the other rentals in the area mostly have modern paint schemes. 

@Paul Sandhu  Yeah, those must have been some guys from a really rural area where they still have cesspools, not a modern septic system.  

I'd also put in a new tub/shower, if you can afford it - something that looks newer and more modern. 

To paraphrase Nassim Taleb: the problem of modernity is the growing seperation of the legal and the moral.you can tell something is immoral when you have to spend so much time working around the technicalities just to break the spirit of the rule.
