Tenants complaining about bugs
My wife spent 2 days cleaning a house. I spent about 45 minutes stocking it and making sure everything worked. Later that day 4 guys moved in. They thought $800 a week was highway robbery. They said they could stay in a motel for $100 a week for each person. I asked them if they planned on sleeping 2 guys per bed and have no kitchen, no wifi, no washer/dryer. The motel room is 2 beds and $400 a week. The next day they called me and said they moved out because they saw some bugs in the house. This was around 7:30 in the evening. They get off work around 5:30. They are young, 22-25 years old and this is the first time they are working on the road.
My wife never saw bugs when she was cleaning. I never saw bugs when I stocked it. The previous tenants had moved out 72 hours earlier, and they never complained about bugs.
This is probably what happened. They got off work and found a furnished mobile home. The guy charges $600 a month, but there is no washer/dryer, no cable, no internet, no utensils or linens. They got off work and moved their stuff to the trailer then called me.
I offered them a refund. Would you take the high road and give them $800 back or would you prorate for the one day? I'm going to give the money to their boss this evening. He and another guy are renting a house from me across the street for $400 a week.

Since their boss rents other houses from you I would refund all of it to keep up that relationship.
I would add these guys to your "Do not rent to list"
