Although I purchased this four-unit 6 months ago, I am already on the hunt for my next BRRRR strategy rental being an SFR.

There's no lake access, it's not really big enough for hunting or farming...it's definitely a nice plot and plenty of people want 5 acres, but not many of those people have $25k in cash and then enough in reserve to build a house.

I'm still learning about all the niches in REI but from what I've learned so far, and from my experience managing a mobile home park in the past, I'm leaning toward long-term buy and hold/landlording small multi-units and possibly single family homes, and perhaps a bit of flipping, as I really enjoyed the house hunt when we were searching for our house, and my husband and I seem to have a knack for finding great deals on expensive things.

from my own research on this and since you are in texas all i will say is be careful and you will probably have to hunt for an attorney as most wont touch these anymore due to legal changes
