@Marlon Daniel So I'm a little green when it comes to short-term rentals but it seems like a good Facebook group to peruse would be Airbnb Hosts Home Owners/Renters and Cleaners of Atlanta Georgia.

*on the MLS*There were a few other little tips/tricks/insight we use for ourselves and our clients on stuff like this and I feel like i could write another 1,000 characters on the "perspective" of just this one deal...but i'm aware we've crossed the threshold of "too long".Most of my deals are traditional, light sweat equity buy and holds.

@Jonathan Greene Really great zoom call today; it was helpful to hear everyone explain the issues they overcame and how they each perceive the landscape.

I would recommend reading David Greene's book "Long-Distance Real Estate Investing" before making any decisions. 

I'm not a huge fan of marketing to NODs (pre-foreclosure) unless you can cross-reference that list with data to find the NOD sellers with EQUITY in their homes.  

I would not suggest pledging all of them because the bank with cross collateralize them all.
