Raj Kumar Realtor does not stage open houses

This echos what @Bryan L. and @Darren Sager have stated.End result: The house was purchased by the first family who saw the house prior to the open house, and they had a buyer agent.I think Raj's use of the term "stage" means to hold an open house, not necessarily to put furniture in it.

I'm not sure what all the pieces are in the master bedroom, if its all furniture, I think in real life it's going to be crowded.Id swap positions of the master bath and that 10x11 room.

However, just one deal a year easily covers that out of the commission so it's a cost of doing business, and to me it makes sense.Being held to a higher standard and having to disclose being a licensee isn't really a negative for me, I firmly believe the only way to build a sustainable, localized business of any kind is shooting for a win for both parties through full transparency and doing the right thing at all times and in every deal (sorry didn't mean to moralize).On the broker front, I'm signing up with Summit Realty Group, they're licensed in Texas, operate virtually, and charge a reasonable per-transaction fee only.

I'm guessing recourse loans are virtually uncollectable anyway, I wouldn't count on a personal guarantee for a second.

I find that furnished is better but this would apply more for corporate tenants who may only be around for a fixed period of time and have stored their own furniture.You may also want to consider a higher security deposit and make sure that you get all the furniture itemized and signed off pre and post the rental period.Let me know if you have any more queries.
