Definitely understand there are some big differences with kc, Indy and the Texas cities, but there are different aspects I like to  the different areas.

Finally, luckily, I think you will have a far lower labor rate than me, but with an 80's fourplex, so many aspects are coming to the end of their useful life, that you really have to think up to 10% maintenance and repair (and maybe that much or more for capital reserves) as people have squeezed these lemons for all the juice.

Some people like highway noise...if all other aspects of the property are sound, I would not let that alone keep me from a good deal.

I encourage you to speak to qualified investment advisor about that sort of thing if it piques your interest.)Others will dissuade you because they don't believe it's feasible to do in-person inspections of property before you buy them, but while the flights do take up a bunch of time, I was able to make that aspect of things work.

When you receive the business you still have to perform to get referrals and repeat business but marketing gets the constant inflow of leads.I have known people that were amazing at the mechanical aspects of a transaction but were horrible at social interaction and using marketing to generate leads.
