San Antonio, Texas rental property costs
Im new to investing in the San Antonio market and I have been analyzing a few rental properties with the BP rental property calculator. Problem is I have a few numbers missing that I need to fill in the blanks. Any San Antonio property owners please help a fellow investor out?
The numbers needed are for a 3 bed/ 2 bath size home:
1. the average water bill for a single family home in the San Antonio metro area.
2. the average sewer cost for a single family home in the San Antonio metro area.
3. and the average garbage collection bill for a single family home in the San Antonio metro area.
5. In addition, I have been looking at a few multi unit properties 4 plex and under, typically each unit a 1bed/1bath. Any investors that have properties with units this size, what are you cost for the same categories (water, sewer, garbage).
6. Also what insurance do you carry on your properties and what is the insurance bill worked out on a monthly basis?

On bigger 2-4 properties it is not uncommon for there to be only one water meter. Water and sewer are charged together here in town. Each unit should run about $40 per month. Garbage is collected on the electric bill, which usually the tenant pays. It would not be until you get to the larger properties (5+) that you would have to get a trash service.
As far as insurance, call your agent for your specific coverage that you want. It can vary widely between replacement cost and just to pay up to the loan amount. Umbrella coverage would work great for rentals. It does not cost too much more. All covered you would pay about $75 per month for $100k to 150k house. Adjusted slightly up or down depending on your home value. If the property is a duplex, it should only go up slightly, maybe $90 per month. This would not cover if the tenant messed up the place.
