I plan on moving in one of the vacant units while fixing up the third (very light rehab) getting it rented out ASAP and then fixing up the unit that I'll be living in over the course of a year (to satisfy the one year requirement for an owner-occupied loan).

Can someone help shed some light on if this is accurate or if i was just pushed to commercial loan, also am i making a big of deal not wanting to go with a commercial vs consumer loan.

Changing out a light in my duplex and...does anyone know when this became illegal?

We’ve decided in order to keep it 50/50 we want to open a credit card to purchase the supplies: flooring, vanities, light fixtures, etc.

Only needed to paint and get a new water heater and fix the garage door so that you didn't need to have the light on for it to work.

We replaced a few lights to update it a little bit as well.
