How to find investors - Costa Rica
Hello! I’m completely new to everything real estate but a very tight financial spot and my first baby have pushed me and my wife in this direction. I’m from Costa Rica and financing is really expensive here. Have been educating myself with lots of YouTube videos and audiobooks (Brandon Turner, Robert Kiyosaki, etc.) while I work as a freelance graphic designer. I am very interested in buying property to rent out here in the San Jose area.
My (very newbie) question is: what does an investor look for in a deal? To give a little context, I’ve started doing property analysis but have come to realize I’m pretty clueless about how to calculate how much an investor (or hard money lender?) would expect in return from a deal; how much expenditure per month would go to pay the investor back. Would an investor be interested in receiving all the money plus interest 15-20 years later? I doubt it. Need to find a way to make things happen hopefully without using a bank and their extremely high interest rates.
I know the educational resources are out there and I will do my homework but I wanted to try the forum out and maybe network a bit. Any investors (or people that have used investors) here that could shed some light? Any useful links or resources?

The first question I'd ask is have you found institutional hard money lenders in Costa Rica? Talking to them would be your first step. Do you have private money lenders that you know in your area who you could give a call and talk to? It's difficult to comment stateside as to what works for lending out there so there more local answers you get, the better off you are. Otherwise, you can use what lenders would look for her as a starting point for discussing with potential investors.
