When you factor in the cost to buy, the cost to repair, the cost of HML interest, HML points fees, inspectors, draw fees, surveys, builders risk insurance, homeowner non-occupied insurance, brokers fees, and closing cost, this stellar deal becomes a loser costing us 25K out of pocket after refinancing!

Although I love the idea of an updated kitchen, and the pics would certainly help draw viewers in of our listing, it feels a little tight to just have 2 showers for 10 people.

They Made checks out to the wrong companies, and took over a month to attempt to send me new checks so I simply used my own money instead of utilizing the draws from that escrow.
