I would rather screen my own tenants, but doing that right off the bat I believe would be a pain and the units are pretty bad so I doubt I'd get the same rents lol.

Sub metering is a pain, and installing new meters is big cash, like $15,000 according to a guy that I chatted with a few weeks ago that did it on his duplex.Your deal is way to thin man, $100 a month with 2 units as it stands.

You can have the appraiser do a what is called a desk top appraisal, these are kind of a pain and I usually charge $250 or so.
