For now, I am leaning toward establishing an LLC to purchase and rent real estate.

Was this property ever rented or just always used for personal use?

Since the interest rates are high and rent's wont cover mortgage , i'm ok with paying money every month with hope equity build up and rates going down in future  .

Current Tenant pays $2200 rent which seems like it's about $300 under current market rate. 

Another thing i heard is the houses are older so once they move out, I'd have to spend 10-15k to rent to new tenants and all the cashflow I've made before goes away.

We have a duplex and a lake townhouse that we rent long and short-term out of state so we have some experience as landlords.

With my background as an electrical contractor, flipping seems like a natural choice, however, I'm also interested in BRRRR as I'd like to hold some properties and rent them out.

I live in California and rent an apartment.

I do not need a big pitch deck put together - if I need more info I will ask for it but typically first thing I ask for is the proforma - what are the assumptions and review them to make sure they are realistic.Saw a deal about six months where the rents were $600 and they were forecasting $750.  

Situation: I own one property that is currently rented until April 2025 in a different school district.
