Seller financing isn't always a good option because banks specifically forbid it, because the buyer has to take a deed transfer and that would cause a lien position loss on their end. 

Are you in breach on your purchase contract, by not having your financing.....does your purchase contract automatically expire, or does it require you to send notice of no financing by a certain date?  

The way I understand it, under LA city rent control notice to vacate can be given to an existing tenant to move out only if the owner (or related family member) intends to occupy the unit.  

I can see on Zillow that a few properties in the neighborhood are renting for around $1,000 a month.By the way, I've noticed that it helps to be as specific as you can in the forum post title.

I'm sure you have noticed yourself because you already have a property, but people can read and listen to podcasts, but you learn much more actually diving into the business.  

The difference can be significant- it certainly has been in San Francisco.2- as for gentrification itself, the irony is not lost on me that a well educated African American woman should not improve a neighborhood:)  you can think of yourself as a positive example for an impoverished community.

Having a steady income through another job is a good position to be in to do residential properties, as you can get residential loans.  

On the positive side having MLS access is a very good tool to help you find and analyze and sell properties quickly for flips. so as you can see keeping them separate is the way i would go. so now on the investing side, again, what type of investing are you looking to do?

I stick to my criteria so never get first position, but I close in two weeks on a house because the offer they originally accepted fell through.
