If there are no leaks, how do I proceed ?

When the disposer leaks, a bucket will save the tenant $75The property is your asset and you no doubt want to protect it by being in charge of the maintenance. 

I freaked out and called my insurance company, they told me that they do not cover mold, and that I would just have to hire someone, and if we found the leak they might pay. ( this is unrelated to the flood as I didn’t let water get past my living room, and is probably months old) I have since torn out my drywall and cannot determine where the water is coming from.

Replaced ceiling in one BR due to leaks and prevent mold.So, you see the pattern of repairs coming every 10-15 years.

I get a call from a great tenant ,  " There is water coming out of the ground , I think there is a leak in the water line "    I go over today , Sunday , and yes its the line that serves another house n the property .  

Be patient.I would also say to take care of the 'leaks under the sink' and 'my ....

Plus it provides quiet, leak free air conditioning during the summer months.While you are doing a remodel be sure the seal the envelope and add insulation where appropriate.

Well while I was gone the HOA finally found the source of the leak.

The roof is leaking and at the end of its life, the HVAC is non existent and there appears to be asbestos flooring and black mold on the walls... 

As a landlord you do not want to create potential problems for yourself that are not necessary and things that have the potential to leak will almost always be a problem eventually.Make sure when you buy new appliances to source how the appliances will be delivered.
