I freaked out and called my insurance company, they told me that they do not cover mold, and that I would just have to hire someone, and if we found the leak they might pay. ( this is unrelated to the flood as I didn’t let water get past my living room, and is probably months old) I have since torn out my drywall and cannot determine where the water is coming from.

I get a call from a great tenant , " There is water coming out of the ground , I think there is a leak in the water line " I go over today , Sunday , and yes its the line that serves another house n the property .

As a landlord you do not want to create potential problems for yourself that are not necessary and things that have the potential to leak will almost always be a problem eventually.Make sure when you buy new appliances to source how the appliances will be delivered.
