Negotiating with Homepath during inspection period

I recently put in an offer on a Homepath property during the first look period and I intend to live in it. It's an OK deal, I'm not thrilled by the numbers but I like the area so I went ahead and made an offer.

My question is: has anyone successfully negotiated the price down with FNMA or had them do repairs during the inspection period? The roof is leaking and at the end of its life, the HVAC is non existent and there appears to be asbestos flooring and black mold on the walls... Doesn't it seem like since these properties are initially only made available to owner occupants they should be habitable?
