Generally the intent of that would be for actual fire or major flooding, roof or floor collapse, or similar dramatic incident.Turnovers are a separate issue, and we always coordinate closely with the Owner depending on the level of work needed.

Keep in mind that you will need to have the “intent” of moving to the property you want to buy.

Don't look to me for additional money because you intentionally or unintentionally underbid the job.  2. 

If the property is encumbered by a contract a wholesaler does not have the intention or ability to close on, the property is not available for contracts from individuals who may actually be interested in purchasing the property. 2.

Thanks @Brittaney Woods and @Erick Burgos, ill continue to do more research and confer with a mentor I've established in the Nashville area.

I flip and have rentals in a rapidly gentrifying area and it's still messy at times so you have to be sure you are comfortable with the homeless/squatters/addicts/mentally ill that will be your neighbors for a few years until they are pushed out. 90% of them are harmless and can easily be good neighbors if you treat them kindly and with respect.

Rentals) as the taxes are paid by escrow or the due dates are the same (or practically) every year and there's a few different ways to find out what how much the tax bill ill and to pay it without physically holding the bill in your hand/possession.
