I have no background in Real Estate however I have such an itch to learn and grow in this field.

As we grow further, we may decide that some are much easier than others (for example, when we turn our personal home into a rental, we will likely at least start it out with self-managinig).

Growing up my parents had a few rentals so I had some background, but my involvement mostly consisted of helping to clean, paint, repair, etc. to get the house ready for a new tenant. 

BUT...it might be that you have that really nice 2 1/2" bead board that was popular from 1880 up until Great Depression.

What I would like Is to hear from investors who want to keep their job yet have been able to build a sizable portfolio and how they did it.I have a full time job working 45-50 hrs a week in IT field, and currently have a growing portfolio. 

Yes investing an IRA in real estate is another good way to grow your nest egg.

Hi guys hope you all well and growing your business.I usually buy single faimily homes from the auction at low price since they need tons of rehabs (the ones I pick), Im trying to implememt the BRRRR strategy, contacted couple of banks the problem is since Im trying to refi in less than a year they would give up to 70% of the purchase price and no apprisal at this stage (onw bank offered 3 months delayed purchase I think thats whats called but not sure).The problem Im having is they depend on the purchase price which is low as compared to the ARV and wont send appraisal till 1 year and I neither have lots of cash to keep in one or two deals and wait for one year nor do hard money.Trying to refi as soon as Im done with the rehab if possible which most of the time takes me 1 month max on average size house.Any recommendations would be appriciated.Wish you all the best of luck.
