Would it be less expensive to buy a building and renovate it or buy land and build it from the ground up?

Just make sure you have solid property management on the ground, and that you've set aside enough for maintenance/repair/vacancy expenses. :)

Looking to find some middle ground with tenants. 

We have amazing boots on the ground in Indianapolis so we don't need to be there.

Buy 20 signs (these are made of corrugated plastic and have wire frames that push into the ground)2. hand write on them "rent to own" "No bank qualifying" and my phone number. 3. put 3 of them in the front of the house that I have for sale and the others in busy areas where people can see them.that's it!

This phase of learning and practicing is invaluable.Broadly speaking, I think the rent numbers look pretty good.

When you get someone to put bandit signs for you. Do you tell them to buy the signs and then you pay them? Or do you buy the signs and then just tell them to put them?

When you hire someone to either take pictures or put bandit signs, do you pay them by hour?
