this happened yesterday afternoon in Louisville. a Landlord went to tenant's home, knocked on door to collect rent, Tenant grabbed gun and shot Landlord several times while he was retreating to his vehicle.

This house should appreciate more in the long run, its been easy to find good tenants and commands a pretty decent rent.  

As long as it is a decent offer and you're willing to counter offer, that would put you ahead of the general public.

But a townhouse, 3br is not out of the question if I can achieve a decent return after expenses, HOA fees are reasonable.  

While your family may not be close, might you have something to offer them (labor, leads, etc) that would be a decent exchange for them?

I also can't see any downside in taking the course to become a realtor, it's only a few hundred bucks and will give you some decent background.
