Hello My name is Lavonna,

I've read almost all of Kim & Robert Kiyosawki books, with that being said. I'm eager to getting started in Real Estate Investing!! I really need some hands on guidance and direction from a dedicated Mentor. I'm worried being that my credit isn't great and I don't own any asset's do I even stand a chance at getting financial backing from funding lenders and or any other sources? I just don't know where to begin. Do I need to join an Investing Group, or attend the seminar's advertised on TV by various Guru's in the industry, go take a realtor course to become an agent? So many questions I feel like a small fish in a huge ocean trying to find my way along.. One thing is for  certain giving up isn't an option.

Welcome @Lavonn Lewis!  What is your credit score?  What's your reported income?  Any debt you have to pay monthly?  I wouldn't worry too much about not having assets when it comes to qualifying for a mortgage, that's doesn't factor into the equation, with some readily available conventional loans.  You might try searching "house hacking" here on Bigger Pockets, that's a great way to get started with limited funds.  It's likely a good idea to attend real estate investment group meetings in the area, and read the heck out of bigger pockets.  I also can't see any downside in taking the course to become a realtor, it's only a few hundred bucks and will give you some decent background.  Steer clear of any costly seminars or training (or ones you think ae just teasers for expsnive programs down the road) for now, there's plenty of learning to be done for free, and you can always sign up for them later after you've soaked up lots of free knowledge, if at that time you think they are worth it.
