Moving to Ithaca / Cortland / Groton / Dryden

Hi Everyone!

I just accepted a new job in Ithaca and I'm going to be relocating to the area from Washington DC. I've been wanting to get started in investing by house hacking, but have found the market in DC too competitive/expensive. 

I noticed on Trulia there are quite a few multifamily properties (mostly duplexes and triplexes) in Ithaca, Groton, and especially Cortland. Any insight on the area that people are willing to share? Also I'm going to be there next week (5/24-5/28) to look for housing and while I was thinking of renting at first, I'm not opposed to looking for an agent that works with investors and looking at buying something right away.
