@Edward Curtis, piggybacking on what @Mike Dymski said, one of the complaints we hear frequently with 1031 exchangers is that sellers will attempt to hold them hostage if they have knowledge that they are doing a 1031.

@Jacob Morris - Hi Jacob, I'd speculate that the reviews stem from taking a largely thankless job- tenants dislike property managers for the most part, owners see them as a necessary evil, and if I was to make a prediction people don't take time to provide great reviews nearly as frequently - it's to vent and post a complaint.That said if you search Stonehenge reviews you will find 1 star reviews...I have my own client base and operate a branch office of Stonehenge so I'm quite separate from them other than the oversight of their broker...none of their online reviews are my client base. :)I qualify at the end of this month to apply for my broker's license so I will be on my own soon enough.

Most frequently, my friends that have syndicated a deal use their own cash, and often buy a stale listing at full price, just to get a reduced EMD (I have heard of $50k on a $7mm purchase), so slightly less than the 1% that is typical.Common alternatives, if you do not have the EMD on hand, is bringing in more partners at the GP level, or bringing in a KP that typically shares at the GP level.
