Don't forget to throw in just freshening up the color scheme as something you are doing (paint gives you a lot of bang for your buck) as well as replacing the flooring if it isn't new(removing rugs and putting in LVP is a big win).

I added a door to wall off the mother in law suite which I now live in, and had a contractor add a sink, stove, cabinets, and also had them tear out the rug in that "7th" room to add vinyl plank flooring.

He is a strong believer in hardwood floors, and wants to convert all of those areas into that; actually, he says that his contractor looked under the existing carpet and says there is a beautiful hardwood floor underneath that rug, that would be lovely once they cleaned it up and refinished it (it has been carpeted for at least the past 50 years).

I'd be leery of buying into an HOA, even if allowed, because you never know when the rug can pulled out from under you with rule changes.I live in the Chicago area, but don't invest in the City for these reasons.
