First time investor looking for quadplex

Hey bigger pockets family. I am a new investor looking for a good quadplex to invest in using my FHA loan any good states that anyone would recommend to get me started? Or any tips, tricks or advice on what to look into or what's to come for a first timer would be appreciated very much so. God bless the bigger pockets family.

You mention going out of state, keep in mind if you plan to use an FHA loan in this way it will have to be your primary residence for a year.
