If you follow the proper steps: (1) seek lien discharge; (2) obtain certificate of discharge and waiver of right of redemption; (3) begin foreclosure; (4) complete foreclosure sale; (5) pay off taxes - you will have the best chance at your predictable outcome of taking title to the property.

If they were that easy to predict #1 they wouldn't happen (interventions would prevent them) and #2 there'd be a LOT more rich people as billions would be available for those that could market time.

If looking purely for investment purposes townhomes and single family homes zoned for short term rental are an option and may provide a more predictable occupancy profile provided it is properly managed.

I was uncomfortable but I thought that maybe this was the way commercial deals worked.The GP predicted selling the property for $3.1 and then signed a deal in January for 2.78, which seemed low given the hot nature of the market and the improvements done to the property but I didn't really have any recourse.

It will just make since, if you buy into it with 30% equity because you bought at a discount and the arv is pretty high on top of that, a person with the means would be crazy not to want a piece of the pie.You can't predict the future, but in this business you can come close.
