If you sign a contract that you do not fulfill you are subject to claims against you......period!

I want to feel absolutely no obligation to the other party other than the fulfillment of our business arrangements.

Congrats on your life long success.

But, what I would say is at the end of the day, it is a small cost from a risk/protection perspective and in the event that a worst case scenario were to happen: death, serious life-long disability or injury.  

Happy to go to lunch anytime and hope you have a long and fulfilling career in real estate!  

But overall, my point is that wholesalers fulfill a need in the real estate space and when they operate in good faith, ethically and with transparency, there is no reason why they should be dismissed. 

I just feel it's time for me to start making an effort to transition out and onto a more fulfilling and independent career. 

It has been a fulfilling adventure but I can relate with the @Jake Allen Hattock with the time and having a job and young children.
