Running around a place and being disruptive is a fear reaction to a massive change.Not saying the parents shouldn’t have a handle on it (counting to 4.5 reminds me of the rabbit in Monty Python and the holy grail) and its their reaction I’d be judging to.

And one reason to do so, is that a Recession is likely to soon begin, as a by-product of the COVID-19 virus, now disrupting the U.S. in 2020.

The loss of space as well as the disruption can be difficult to the Tennant when its time to build.

I opted NOT to disrupt the process and take this as a somewhat Learning lesson. 

The owner doesn't want to disrupt the tenant more than necessary, and the tenant doesn't want to be disrupted.  

If the place has a lot of BOLT DOWN equipment that is hard to move that can insulate the business from wanting to leave as can cause a major disruption in their business.

Lots of agents have leads with sellers that are happy to sell without using the MLS, which usually means lots of showings, walkthroughs, tenant disruption, etc.

The ability to make excuses based on the disruption of COVID19 is not ending any time soon, so if you can get him out without waiting for eviction courts and rent to a tenant that needs it, that is a better long-term plan.For the next time - late penalty, strictly define and enforce lateness - and if you think you aren't going to be able to pull that off in a disciplined and emotionless way, then get a good PM to do it for you.

I totally get disrupting tenants and wanting a contract in place first to weed out the lookers.
