Great airports for International travel, 3 cruise ports, beaches to the East and West within an hour or so drive, the rocket launches and many other things to make it a very attractive place to vacation. 

The city council actually put together a team to cruise the apps, Craigslist and so forth to shut the operations down and slap them with a hefty fine.As for HOAs, that depends on state.

Now we have lost our $15k earnest deposit as we are outside of the 45 day due diligence (seller kicked the signing forward a week because he was on a cruise- I could just SCREAM!!)

@Todd WheatleyThanks for your insight, Todd- Lots to consider there.I actually work as a singer on a cruise ship- it's put me in a position to live with almost 0 expenses and save up for a down payment.

You can be cruising along for a year or 3 when a bad tenant or cap ex comes along and costs 3 years' worth of your $300 or whatever 'cash-flow' you thought you were getting.
