My agents know what hard money is, but apparently no one else here in Buffalo, NY knows what to do with it.We write our offers by checking the box for "New mortgage" and write in "hard money/investment loan" and can close in 30 days, so its looked at technically "same as cash" but so far it hasn't netted me any REOs thus far.

We don't have a Floor & Decor store here in Buffalo, but we have Home Depot for sure and Lumber Liquidators which has some similar products.
