In an ideal world, I think I'd definitely "graduate" to commercial, I get a feeling there's a real upside there (but I assume you need quite a hefty starting capital).

My guy will start closer to May 2025 on his.I should mention my guy owns a primary home already as an inheritance that at this time we have no plans to touch.

I wouldn't touch Alabama 

I think it would be a nice touch for my STR, but I'm not sure about the legalities.

After moving out, we re-stained the front porch posts with a darker stain (photo is pre-stain), replaced the front door, did touch-up painting on walls and trim, installed new keyed-alike locks on front/back door, and installed a vented bathroom exhaust fan that wasn't there prior.
