How to do out of state multifamily investment?

I am a newbie investor with over two years of experience buying a few properties where I live. I am primarily a buy-and-hold investor for rental income and appreciation. I am not finding much good deals near my area. Now I want to go out of state but do no know how. Can someone explain how to do this property? I am specifically looking at ways to find multi-family and then find a property manager to find the property and rent it/
