My siblings and I would like to purchase my parents house so they could retire.

I’m guessing the “coborrower” is a relative/sibling.

Neighbors say one child is in Florida (doesn't it seem like one missing sibling always ends up in Florida??)

I would like the siblings to take the least path of resistance and sell the house at a discount so I can fix and flip.

You could also try to find a co signer to sign on to a mortgage (parents, older siblings, familty friend), but you will have to offer them something in return to reward them for their risk.It will be hard to get in to an investment property at such a young age but not impossible.

I have 3 siblings that also want to get into real estate but not taking much action, I am trying to get them "all in", could you imagine how quickly we could set up our Father with freedom if we had 4 minds and 4 networks instead of just 1 of each.

I have 3 siblings who have started the process to petition to partition their late parents estate. i am not sure if there is fiduciary in this scenario.

The consensus I got was that I could not use borrowed money for my down payment.The property is held free and clear by what looks like siblings who inherited the property.My gut tells me to push for seller financing.If you agree, how would you structure the seller financing for wins on both ends?

I forced about $40k of equity (~10% of current valuation) into my duplex in the first year, lots of fun projects.At the moment I'm not concerned with ruining the sibling relationship (naïve perhaps, I know), and want to keep this conversation about the business side of things.  

That is good to hear, we are hoping that our younger kids wants to be in the same school as their older sibling.
