Are there any strategies here to utilize bank funds for our project?

I have a question and would really appreciate your input.I’ve done a couple of fix-and-flip projects in the past using hard money lenders, but I’ve noticed that their fees and interest rates significantly cut into my profits.

I have a long rennovation project I bought in the summer that I am currently working on and am looking to get a few turnkeys on top of that.

Nightly rates: Yes, but the benchmarks should also be lower.Year 2 turnaround: What strategies could we implement to project a higher ROI in our second year?

I'm looking to finance the project long term in a way that is helps me create positive cashflow.

Has anyone done such a project before?

This is our "8 x 8 project" - there, I've said it out loud to remain accountable! 

Time Commitment - Basically if one of you spend more time on the project than the other they should be compensated for that time.

In my experience, making on-time payments and making it clear that they are the first lender I am calling to fund a project have been necessary to building a strong relationship fast.
